The new joint venture Tailor Made Catering is responsible for the catering as the social heart of the multitenant property.
With the revitalization of the Olympia Business Center (OBC) in Munich, a 41,000 square meter office building from the late nineties, a new gastronomy was also planned. Now the conversion is complete and the first tenants have moved in.
In the course of the revitalisation, the architects from CSMM have added modern, necessary and inspiring spaces, but also infrastructures and functional sections to the complex, which comprises several parts of the building – such as an open lobby, lots of greenery, smart networking facilities and digital service offerings.
Instead of a single major tenant, many companies will be using the new business facilities in the OBC. With the green biotope and a communal staff restaurant with conference and co-working facilities
, CSMM has transported a traditional, conventional office building into a new phase of use making it fit for the future. The "social heart" of the building is the staff restaurant, which can be used jointly by all tenants as a co-eating area
. It continues the modern multi-space approach of the building right into the creative breaks. The operator of this unconventional concept is "tailor made catering" (tmc) – a joint venture between Feinkost Käfer and the international Vermaat Group
– which is responsible for the culinary quality throughout the building.
The re-design and renovation has completely restructured the working environment known heretofar. Malte Tschörtner, architect and managing partner of CSMM GmbH: "During conception and renovation we placed great emphasis on continuing the environmentally conscious core of revitalization through the consistent use of sustainable materials
and successfully completing it within the framework of LEED certification
. We were able to successfully integrate our knowledge of the needs of office users and our experience in planning user-centered work environments into the building's concept, creating new, flexible and communicative areas that meet the demands of new-work processes
and hopefully please and inspire the people working in these surroundings." Instead of relying on a single main tenant, the owners are focusing on a fruitful coexistence of different companies
Green office lung
In addition to contemporary design, CSMM focused on aspects of a widespread collaborative sense of community and a green office lung. A green wall extending over several floors, green areas reaching into the building and several exclusive and communal green roof terraces

With its largest re-development project
to date, CSMM have added another building block to their vision of the working environment of the future. An office building that should soon attract more tenants with its communal staff restaurant as its social heart
. In May 2020, Stadtwerke München
already moved into the 9,000-square-meter building as a tenant. Shortly before that, the employees of the State Office of Criminal Investigation took up work in their offices.
